Project Manager
Overview:
- Coordinate, directs, supervises and controls all aspects of assigned projects from kick-off through construction, making detailed plans to accomplish goals and directing the integration of technical activities.
- Responsible for coordination of risk management of contract related to all aspects of construction, schedule, safety, etc.
- Consult with Architect, Engineers, Owners Representatives, General Contractors and relevant stakeholders to prepare and execute project specifications and ensure contractual compliance. Coordinate negotiations of said items with guidance and input from Senior PM staff.
- Present and explain proposals, reports, and cost estimates or findings internally or to clients.
- Review and coordinate the approval of product design and changes based on best practices, value engineering and/or contractual requirements in conjunction with Senior PM Staff.
- Perform administrative functions such as reviewing and writing reports, RFI’s, NCW’s, Submittals, Variance Reports, approving expenditures, enforcing rules, and making decisions about the purchase of materials or services relative to project budgets.
- Must possess a “muddy boots” attitude and be willing to get involved and push things through to completion when and where required. Have the ability to be in both a leading and supporting role as the situation dictates.
- Ability to read shop drawings, existing architectural, civil/structural drawings, and related drawings.
- Must have experience in construction and/or manufacturing.
Specification:
- Customer relationship and satisfaction management in coordination with leadership and Sales.
- Oversee job management from handoff to final payment, review and approval of site plans for zoning, permitting and construction. Ensure the most economical and best construction practices are utilized in conjunction with Planning.
- Help prepare bid documents, coordinate contractor bidding and awarding of work, conduct bid walks, preconstruction meetings, and ongoing job meetings as required by contractual agreements as needed in coordination with Bunting’s Preconstruction Department.
- Work with Bunting’s Preconstruciton Department to define the construction sequence for Bunting's scope of work and revise the initial project schedule Planning as needed. Control and maintain the CPM schedule throughout the life of the project and provide updates to Bunting's internal management team and the client as needed.
- Coordination with general contractor, preceding and adjacent trades all Bunting scope of work.
- Notify the customer within required contract timeline of any impacts to project schedule or costs via formal project letters from Bunting Filemaker system.
- Understand and implement submittals, notifications and COR’s in a timely fashion as dictated by contractual requirements.
- Coordinate installations through in house installation department or sub-contractors as required, including coordinating with the Supply Chain department to provide required equipment and supplies.
- Database and milestone updates within internal proprietary system as well as maintain reporting requirements in client’s proprietary systems and weekly updates to internal Bunting management staff.
- Ensure quality construction standards and adherence to contract requirements and project plans.
- Resolution on all outstanding project issues including all punch-list items within 30 days of substantial completion.
- Issue and monitor Bunting HASP and safety process of contractors, compliance with all job site safety regulations.
- Oversee completion of closeout documentation, final billing documentation and cost analysis of completed projects in conjunction with Senior PM Staff.
- Travel as required to oversee progress of projects and maintain customer relationships and/or manage assigned Field Supervisors in the same capacity.
- Understand impacts of design changes to the structural capacity and ability to meet contract requirements and coordinate between Design & Engineering and Client.

Qualifications:
- Education
- 4 year degree in construction management or
- 4 year degree in a civil engineering, mechanical engineering, manufacturing engineering, construction management or construction related field, or equivalent work experience required.
- Experience & Job Training
- Minimum of 3-5 years project management experience, construction related experience is a plus
- Working knowledge of general engineering processes
- Working knowledge of construction/installation processes in building systems
- EVMS experience to drive project and production scheduling and spending a plus
- OSHA Training (10 hour) preferred
